Although the mountains in Czech Republic don't reach the heights of the Tatras in Slovakia or the Balkan mountain ranges in Bulgaria, they offer good terrain and excellent snow. By mid-December 2005, for example, most of the ski hills in Czech Republic boasted 150+ centimeters.

The main ski resorts of the Czech Republic include Špindlerův Mlýn (the biggest and most well-known) as well as Ramzová/Petříkov, Praděd/Ovčárna, and Červenohorské sedlo in northern Moravia.

However, both the mountain ranges north of Prague and Brno are covered with smaller ski areas which also offer interesting skiing at a fraction of the already cheap prices. In mid-Moravia there is the Beskydy mountain range, which is one of the last mountain recreation areas in Czech Republic to see major foreign investment but still offers quality facilities.

What are the opportunities for ski properties, though, or cottages in these areas?

In most areas there's still very good value to be found for a year-round recreational area in terms of the price of properties.

Let me give some examples.

One client recently purchased a beautiful, year-round recreational cottage close to Špindlerův Mlýn. It's situated on an 8,000-square-meter meadow in northern Bohemia's Krkonoše mountains. There's only one neighbor and 4,000 square meters of property was included in the package bought. The cabin was also fully furnished and ready for all-season use. The price? 2,600,000 CZK (approximately 91,500 euros, £62,500, or US$111,000).

Why did they buy in this area? This is what David and Marit Nielsen-Man from Denmark had to say about their decision:
"We are great fans of outdoor activities such as skiing, hiking and paragliding. After a skiing vacation in Špindlerův Mlýn last year, we realized that all this can be found in the region. We also noticed that the tourism trade in the region is rapidly developing. It was obvious that buying property there would be a good long term investment and also a perfect way to arrange vacations in a beautiful environment."
This cottage is a good example of the value and quality of recreational properties available in the Czech Republic.

Other clients of ours have bought fully equipped cottages, albeit in areas not so close to major ski resorts, for under 1,000,000 CZK (approximately 35,000 euros/£24,000/$43,000). And if you're willing to do or organize a little work on the property, the possibilities are endless.
