Opening a bar in prague?

Hi everyone!

My question is if someone know if is better to rent a place and to make smth nice there like a bar or smth. Or its better just to buy already working bar. Is it cheaper to make by yourself everything?

Have to say, typically better to just take over existing place. Starting from scratch is a pain and you have so many obstacles and problems, by the time you open you will be exhausted. There are benefits of course, but issues such as hygine, noise and finding a reputable construction company make it that much more difficult.

We talked to someone who had rented a place for a restaurant and was very sucessful and somehow the landlord was able to raise the rent excessively, regardless of the signed agreement of time and money and then found people to run the same business at the same address. Better have a lawyer look over any lease agreement and even if it looks good, make sure it can not be altered at the whim of the landlord.
