Need your advise: I have an s.r.o. through which I've bought a flat. I am now quite scared as regards the admin stuff around the s.r.o (acounting, tax filling etc.). Can you please recommend somebody who can take care of these things at a reasonable price? How much does it usualy costs (per year)?
Does anybody here have any experience on how this things work?
Thanks a lot,
M

I have been there and done that. I own two flats in Prague. Your best bet is to have a friend engage a Czech accountant to handle this for you. Otherwise it is a night mare If are an American you have even more problems. If I can help send me an email. Martin

There is not much admin stuff to do, but Captain is right.. employ a cz accountant..

We work with BlueQ who specializes in this. A bit more but they have total ENG support..

Talk to them, they are nice people >

Thanks guys. Martin, I will definitely write you.
I have anoter one: pretty soon I will get my temporary residence permit. Do you know how does it work if you want to transfer the property to yourself? Reading other posts here I understood there is a 3% of the sale price to be paid to the lovely local authorities as well as 24% on capital gaines. How is the sale price established?
Thanks a lot guys,
M

Why do you want to transfer the property to yourself? You might as well pay the circa 5-k per year to have an accountant look after your taxes on it.

I agree with Todd. Unless you have an important reason to transfer it to yourself I wouldn't recommend it. As for taxes if your sro owns it you will only pay income tax on it when it is sold and not capital gains. If they pass the new law making income a flat 15% that would make keeping it in the sro even more attracitve.

Todd, you said 5 k per year. I am now searching for an accountant to take care of these things. Do you have any contacts that might help me in my search?
Thanks,
M
