Could anyone tell me how to determine the true sale cost of real estate in Prague 1?

Looking at web pages, such as sreality.cz, it seems the prices are arbitrarily high. To be sure, it's a seller's market, but the costs don't seem to reflect anything real.

Are there any web pages or databases where one can cross-reference advertised sales prices with actual sales?

I've been looking for the same thing. I'm used to sale prices being published in a public registry and in the Sunday newspapers.

Well, from watching the market for years now - along with lots of discussion with friends in the biz, those prices, while sometimes amazingly high, are the true sale prices. You'll notice that even at those high rates, the Prague 1 flats disappear in a matter of days.

There is also almost no negotiating here - so the price stated is the price paid.
