Holešovice project gets zoning decision

A new luxury neighborhood is planned near Nádraží Holešovice

A former industrial area at Nádraží Holešovice is one step closer to being developed. The companies Geone Real Estate and Skanska Property have obtained a zoning decision for the site of the former concrete panel factory Prefa.

The two real estate firms by 2022 want to build a project worth Kč 1.5 billion. A building permit has been applied for.

The site in question covers approximately 5 hectares bounded by the two bridges Trojský most and most Barikádníků, the Vltava river and Nádraží Holešovice railway station.

The Prefa Praha factory began operations in 1961 and was transformed into the private firm Wolf Prefa just after the Velvet Revolution. Reinforced concrete and other architectural components were made at the facility until 2013. The idea to redevelop the sight took shape shortly after the factory ceased operations.

“A new history is being written for the Holešovice complex: concrete and panels will be replaced by offices, luxury studios and leisure premises on the banks of the Vltava River,” Geone states. 

Geone, a new company run by managing partner Milan Janků, owns about a third of the project.

The entire project is called Rivery Holešovice. Skanska on is website refers the neighborhood it is developing as Port7.

Part of the land was sold to Skanska last year. Skanska is now nearing completion of the Visionary office center, also located near Nádraží Holešovice.

“Visionary will be the first and the most modern office project located in the immediate vicinity of the Nádraží Holešovice subway station,” Skanska states. The building will have a running track on the roof. The developer plans for the building to get the highest level of environmental certification, LEED Platinum.

The Rivery Holešovice / Port7 project will include restaurants, shops, and offices. It will also have a pier for organizing social or cultural events and its own harbor.

“Holešovice is one of the fastest growing city districts in Prague and it is becoming an increasingly sought after place not only among developers. Skanska will exploit the benefits of this site to the fullest. In addition to Visionary, it will develop the neighborhood of Port7, where innovative elements with a positive impact on the health and well-being of the population will be a matter of course,” Skanska director Alexandra Tomaskova said in a press release.

The whole project will include studios, lofts and hotels. Geone will construct the leisure and relaxation parts of the project. This will include a spa with a panoramic sauna.

Geone's Janků said he hopes the project can be started this year, according to daily Pražský deník. The project will contribute to the further development of Holešovice, which he called the most popular neighborhood in Prague.

The complex will include a riverside cycle path, a water tram and a water taxi stop, a conference room on a docked boat and a place to anchor boats. There will be 358 parking spots, with 300 underground.

The city also plans to redevelop the Bubny-Zátory brownfield in Prague 7 within the next four years. It may include government offices.
